Should You List Privately or Publicly?

When it comes to selling a luxury home in Chicago, the marketing strategy matters just as much as the property itself. A $5 million home is not marketed the same way as a $500,000 condo. The buyer pool is smaller, expectations are higher, and every decision—from pricing to photography to exposure—can significantly impact the final sale price.

Luxury real estate sale and marketing plans

One of the most common questions I receive from luxury homeowners is:

"Should I sell my home privately or list it publicly on the MLS?"

The answer depends on your goals, your timeline, and the property itself. In some situations, a private listing strategy can be highly effective. In others, it can leave money on the table.

Having sold luxury homes throughout Lincoln Park, Gold Coast, Lakeview, Bucktown, West Loop, and other premier Chicago neighborhoods, I've seen both approaches succeed. The key is understanding the advantages and limitations of each strategy before making a decision.

Understanding the Luxury Buyer Pool

Unlike traditional residential properties, luxury homes often appeal to a much smaller audience.

Buyers shopping above $4-5 million may be:

  • Business executives relocating to Chicago

  • Professional athletes

  • Entrepreneurs

  • Investors

  • International buyers

  • Empty nesters downsizing from larger estates

  • High-net-worth families seeking a primary residence

Because the buyer pool is more specialized, marketing must be equally targeted.

The goal isn't simply generating traffic.

The goal is reaching the right buyers.

What Is a Private Listing?

A private listing, sometimes called an off-market listing, pocket listing, or private exclusive, allows a property to be marketed without appearing publicly on the MLS or major real estate websites.

Instead, the property is promoted through:

  • Broker networks

  • Private client databases

  • Luxury agent relationships

  • Direct outreach to qualified buyers

  • Private showings

  • Exclusive marketing channels

Many luxury homeowners are initially attracted to this approach because of the privacy it offers.

Advantages of Selling Privately

Privacy and Confidentiality

For high-profile homeowners, privacy is often the biggest advantage.

Executives, athletes, public figures, and business owners may prefer to limit public exposure and avoid having interior photos widely distributed online.

Private marketing allows sellers to maintain greater control over who views the property.

Ability to Test Pricing

In some situations, a seller may want to quietly gauge buyer interest before formally launching the property.

Private marketing can provide valuable feedback without accumulating days on market or public price reductions.

Exclusivity

Luxury buyers are often attracted to opportunities that feel rare or difficult to access.

A well-executed private listing can create a sense of exclusivity that appeals to certain buyers.

The Drawbacks of Selling Privately

While private listings have advantages, they also come with significant limitations.

Smaller Buyer Exposure

The biggest challenge is simple: fewer buyers will see the property.

Even the strongest broker network cannot replicate the exposure generated through the MLS, luxury real estate websites, social media campaigns, search engine marketing, and syndication platforms.

The more qualified buyers who see a property, the greater the likelihood of receiving strong offers.

Reduced Competitive Pressure

Competition drives prices.

When multiple buyers know a property is available, sellers often benefit from stronger negotiations and higher sale prices.

Private listings can eliminate some of that competitive dynamic.

Longer Marketing Timelines

Luxury properties already require patience.

Limiting exposure can further extend the time required to identify the ideal buyer.

The Advantages of Public Marketing

For many luxury homes, public exposure remains the most effective strategy.

Maximum Reach

A comprehensive public launch exposes the property to:

  • Local buyers

  • Relocating buyers

  • International buyers

  • Luxury brokers

  • Wealth advisors

  • Family offices

  • Corporate relocation firms

This broader exposure often results in more showings and stronger buyer interest.

Better Opportunity for Multiple Offers

One of the primary goals when marketing a luxury home is creating competition.

Competition is what drives premium pricing.

The more qualified buyers who see the property, the better the seller's position becomes during negotiations.

Strong Digital Presence

Today's luxury buyers begin their search online.

Professional photography, cinematic video, aerial footage, digital advertising, social media campaigns, and luxury publication placements all play important roles in attracting attention.

A public launch allows sellers to leverage every available marketing channel.

How I Market a $5M+ Home in Chicago

Luxury marketing has evolved dramatically over the past decade.

Simply placing a property on the MLS is no longer enough.

My marketing strategy for luxury properties typically includes:

Professional Photography and Videography

Luxury buyers expect exceptional presentation.

Every property should be professionally photographed with magazine-quality imagery and cinematic video content.

Targeted Digital Advertising

Digital campaigns allow us to reach affluent buyers locally, nationally, and internationally.

Rather than relying solely on real estate websites, we can place a property directly in front of highly targeted audiences.

Broker-to-Broker Networking

Relationships remain extremely important in the luxury market.

Many of Chicago's highest-end transactions occur because experienced brokers communicate directly with one another regarding buyer needs.

International Exposure

Chicago continues to attract global buyers.

Marketing through the Sotheby's international luxury real estate networks can significantly expand reach.

Social Media Marketing

Luxury buyers spend time on social media just like everyone else.

Strategic social media campaigns help generate awareness while showcasing a property's lifestyle appeal.

When a Private Listing Makes Sense

A private listing may be the right choice when:

  • Privacy is the seller's top priority

  • The homeowner is a public figure

  • The property is not yet fully prepared for market

  • The seller is testing pricing before a public launch

  • A targeted buyer pool has already been identified

In many cases, I recommend using private marketing as a first phase before transitioning to a full public launch if the property does not sell.

When a Public Listing Makes Sense

For most luxury homeowners, public exposure offers the greatest opportunity to maximize value.

A public launch is typically the better strategy when:

  • Achieving the highest possible price is the primary goal

  • The home photographs exceptionally well

  • The property has broad buyer appeal

  • The seller wants maximum exposure

  • Market conditions favor luxury inventory

In today's market, I often find that strategic public marketing generates stronger overall results than remaining exclusively off-market.

My Recommendation: Consider a Hybrid Approach

For many $3 million-plus properties, the most effective strategy is neither fully private nor fully public from day one.

Instead, I often recommend a hybrid approach.

This may include:

  • A private broker network launch

  • Direct outreach to qualified buyers

  • Exclusive showings

  • Feedback collection

  • Followed by a carefully planned public launch if needed

This approach allows sellers to maintain flexibility while maximizing opportunities.

Final Thoughts

Every luxury property is unique, and there is no one-size-fits-all answer when deciding whether to sell privately or publicly.

The right strategy depends on the property's characteristics, the seller's goals, market conditions, and the available buyer pool.

What remains consistent is the importance of thoughtful marketing, professional presentation, and strategic exposure.

As a Chicago luxury real estate broker with almost 15 years of experience, I help sellers develop customized marketing plans designed to maximize value while protecting their interests. Whether you're selling a penthouse in Gold Coast, a luxury single family home in Lincoln Park, a modern home in Bucktown, or a luxury condo in the West Loop, the marketing strategy should be tailored to your specific property and objectives.

If you're considering selling a luxury home in Chicago and would like to discuss the best approach for your property, I'd be happy to provide a confidential consultation and customized marketing plan. 312-523-6383
