It's one of the most frequent questions I’m asked by homeowners. In today’s market, the answer depends less on broad national headlines and more on the specifics—your neighborhood, your price point, your property type, and how strategically the home is positioned.

After more than 15 years selling luxury real estate throughout Chicago—including the Gold Coast, Lincoln Park, West Loop, Bucktown, Wicker Park, Streeterville, Lakeshore East, River North, Old Town, Lakeview, South Loop, and Downtown/The Loop—I can confidently say that Chicago’s luxury market remains strong and opportunity-driven for well prepared sellers.

The market today rewards quality, presentation, and pricing discipline. Buyers are selective, but they are absolutely still buying—particularly in neighborhoods, buildings and price segments where inventory and quality remains limited.

Neighborhood Performance Matters More Than Ever

Chicago is not behaving as a single market right now—it is operating as a collection of highly localized micro-markets.

Gold Coast

The Gold Coast continues to perform well for luxury condos, co-ops, and architecturally significant single-family homes. Buyers remain drawn to the neighborhood’s prestige, walkability, and long-term stability. Updated homes with modern finishes and outdoor space are seeing the strongest demand.

Lincoln Park

Lincoln Park remains one of the city’s most robust luxury markets. Inventory for turnkey single-family homes and luxury condos is still relatively tight, which has helped support pricing. Buyers continue to prioritize location, school access, outdoor space, and functional layouts.

West Loop

The West Loop remains one of Chicago’s most posh luxury markets, particularly for newer condos, penthouses, and modern townhomes. Demand continues to be driven by professionals seeking walkability, dining, and newer construction luxury buildings.

Bucktown & Wicker Park

Bucktown and Wicker Park continue to attract buyers seeking architectural character combined with updated living spaces. Luxury single-family homes and high-end duplex condos remain especially desirable when thoughtfully renovated.

River North, Streeterville & Lakeshore East

River North, Streeterville and Lakeshore East continue to lag, but recently are gaining steam. The neighborhoods appeal to buyers prioritizing convenience, amenities, and lakefront access. Well-managed condo buildings and condos with standout views continue to outperform.

South Loop

The South Loop has quietly become one of the more interesting value-driven luxury markets in the city. Buyers are increasingly recognizing the combination of space, newer construction, and proximity to downtown. Luxury condos with lake and city views and 3-5 bedroom South Loop townhomes are attracting the most buyers.

 

Price Range Significantly Impacts Market Activity

Luxury real estate is not moving uniformly across all price points.

$750K – $1.5M

This remains one of the strongest segments of the market. Buyers in this range are active and inventory is often limited, especially for updated homes in prime neighborhoods.

$1.5M – $3M

This segment remains healthy but more selective. Buyers expect exceptional presentation, modern layouts, and premium finishes. Proper pricing is critical here—buyers are sophisticated and highly informed.

$3M+

Ultra-luxury buyers are still active, but purchases are increasingly lifestyle-driven rather than speculative. Homes that are truly differentiated—whether through architecture, views, location, or design—continue to command attention.

 

Recent Sale Trends: Quality Homes Continue to Move

One of the clearest trends I’m seeing is that buyers are paying for quality and certainty.

Homes that tend to perform best today include:

  • Fully updated or move-in-ready properties

  • Functional floor plans with flexible space

  • Outdoor living areas

  • Parking and storage

  • High-quality finishes and natural light

  • Professionally presented and staged homes

Meanwhile, homes requiring significant updates or priced aspirationally are spending longer on the market and seeing more negotiation.

In today’s environment, presentation is no longer about vanity—it directly impacts value.

Market Times Have Become More Strategic

The pace of the market has normalized compared to the extremely fast-moving conditions of prior years.

That said, desirable luxury homes are still selling quickly when:

  • They are priced correctly from day one

  • Marketing is executed professionally

  • The property aligns with current buyer preferences

Buyers today are thoughtful and analytical. They are willing to move decisively for the right property, but they are less likely to overlook pricing or condition issues.

This is why timing, preparation, and launch strategy matter more than ever.

Listing Price vs. Sale Price: Pricing Accuracy Wins

One of the biggest mistakes sellers can make in today’s market is overpricing at launch with the expectation of “testing the market.”

Luxury buyers track inventory closely. When a property sits too long or requires multiple price reductions, it can lose momentum—even if it’s an excellent home.

The strongest results are typically achieved when:

  • The home is positioned correctly from the start

  • Pricing reflects current market conditions

  • Marketing creates urgency and confidence

In many cases, properly priced luxury homes are achieving strong sale-to-list ratios, particularly in neighborhoods with constrained inventory.

Historical Perspective: Chicago Luxury Real Estate Remains Undervalued Nationally

One of the most important points I share with both buyers and sellers is that Chicago continues to offer compelling long-term value relative to other major cities.

Compared to markets such as New York, Miami, Los Angeles, or San Francisco, Chicago luxury real estate still offers:

  • Larger homes

  • Better architecture (my opinion)

  • Stronger price-per-square-foot value

  • Established neighborhoods with lasting appeal

Over time, Chicago’s strongest neighborhoods have consistently demonstrated resilience because they are rooted in fundamentals: location, infrastructure, walkability, culture, and architectural quality.

For sellers, that matters. It means there is still a motivated buyer pool that recognizes the value Chicago offers.
