"How's the market?"

I get asked that question all the time.

The answer - it's currently a seller's market in Chicago. It varies slightly by neighborhood and price point, but overall the seller's are in control right now. Inventory remains low, prices are up, and from my perspective, there is a lot of buyer demand for condos, homes, and multi-family buildings.

Why? Mostly just supply and demand. The scarcity of nice options requires eager buyers to bid aggressively on new listings. More specifically, well marketed and strategically priced new listings. This leads to bidding wars where sellers are receiving multiple offers and closing above their asking price.

How do I get those results?

As a top realtor in Chicago, my approach is built on a few core principles that consistently deliver top-tier results for my clients. Here's where we start:

  • Price it strategically. In a seller's market, this doesn't mean simply listing at the highest possible price. Finding that sweet spot means pricing the home to create a competitive environment that encourages multiple bids. My goal is to attract a high volume of qualified buyers who see the value and are willing to compete for it, which often leads to the final sale price exceeding the initial asking price.     • Compelling Storytelling: A professionally written description that goes beyond the facts and tells the story of your home, helping buyers form an emotional connection.

  • The first few weeks are the most important. FOMO is your friend. Working together we'll create and execute our launch strategy to capitalize on the initial excitement. We create a "coming soon" buzz, launch on a specific day, and set a clear timeline for showings, open houses, and offer submission. This creates a sense of urgency and competition among prospective buyers, which is exactly what leads to aggressive offers and premium prices - The Fear of Missing Out

  • Present a polished product. Before we even list, we'll make sure your home is in its best possible light. This includes professional and/or virtual staging to help buyers envision the space, expert decluttering, and, if needed, guidance on small repairs or updates that will deliver a significant return on investment. I believe that a luxury property should feel aspirational and ready for immediate move-in. 

  • Expert negotiation. When we receive multiple offers—as we often do—my role shifts to strategist and negotiator. It's not just about the highest number. I analyze the terms of each offer, the buyer's financial strength, and their flexibility. After consulting with you, I'll negotiate on your behalf to secure the best possible price, terms, and closing date, ensuring a smooth and stress free closing.
